Property taxes differ across the UK. England and Northern Ireland use Stamp Duty Land Tax, Scotland uses Land and Buildings Transaction Tax, and Wales uses Land Transaction Tax. Any calculator affected by this states which regime it uses.

What a repayment figure does and does not include

A mortgage repayment calculation covers capital and interest on the loan itself. It does not include buildings insurance, ground rent, service charges, product fees added to the loan, or the effect of moving onto a lender's standard variable rate at the end of a fixed period.

For a realistic monthly budget, add those costs alongside the calculated payment rather than assuming the payment is the whole picture.

Overpayments and early repayment charges

Overpaying reduces the balance that interest is charged on, so the saving compounds over the remaining term. Many fixed-rate deals cap penalty-free overpayments, commonly at ten per cent of the balance each year. Check your mortgage offer before committing to a schedule.
